Anyone who looks at homes for sale in Jávea quickly notices that the municipality consists of very different neighborhoods. An apartment on the Arenal feels completely different from a villa in the pine trees above Granadella. The neighborhood determines how you live: do you walk to the bakery, or drive there? Do you hear the sea or only crickets? On this page we list the most important neighborhoods of Jávea.
How is Jávea built up?
Javea is located in a wide bay between two capes. In the west is Montgó, in the north Cabo de San Antonio and in the south Cabo de la Nao. Between these are the three nuclei of the municipality and around them dozens of urbanizations. You can read general information about buying in Javea in our guide. Buying a house in Jávea.
Living in and around the centres
El Arenal: life by the beach
Arenal is the sandy beach in Jávea, with a promenade full of restaurants and beach bars. Here you will mainly find apartments, penthouses and a few villas in the streets behind it. Ideal if you want to be within walking distance of the beach and don’t mind it being busy in July and August. Outside of the high season, it is pleasantly quiet here.
The port (Duanes de la Mar)
Around the harbor it's more authentic. Fishing boats, a fish market, pebble beaches and terraces by the water. The homes are a mix of apartments and townhouses. You have life here all year round and you can go anywhere.
The old city center
The Casco Antiguo is home to mainly Spanish families. The streets are narrow, the houses have thick walls and wooden doors. Here you will find village houses, often with a patio. If you are looking for a real Spanish atmosphere, you will feel at home here.
Living in the hills
The slopes of the Montgó
At the foot and on the slopes of Montgó there are urbanizations with villas among the pine and olive trees. The view over the bay is often spectacular. You are close to nature and hiking trails, but you need a car.
Cap Martí and Pinosol
South of the Arenal are Cap Martí and Pinosol, green urbanizations with spacious villas. They are popular with families and people who want peace and quiet, but still want to be on the beach quickly.
Portitxol and Balcón al Mar
Towards Cabo de la Nao lies Portitxol, with one of the most beautiful bays in the area. The homes here often have sea views and are located on rocky slopes. It is one of the most exclusive places in Jávea.
Granadella and Cumbre del Sol
Further south lies Granadella, with a protected nature reserve and a small pebble bay. Behind it begins Cumbre del Sol, which officially belongs to Benitachell. Here you will find many modern villas with panoramic sea views.
Tosalet and Adsubia
The Tosalet is located between the Arenal and Cabo de San Antonio. It is a quiet, wooded neighborhood with large plots of land. Adsubia and the surrounding valleys are more rural, with more space and often lower prices per square meter.
The countryside around Jávea
Those who want to live further from the coast look towards the valleys towards Gata de Gorgos and Jesús Pobre. There you will find country houses and fincas with lots of land, orange and olive trees, and a real Spanish village life. You can drive in a quarter of an hour to the beach, but you live among the orchards. The prices per square meter are usually lower than on the coast, and you often get more space back.
Which neighborhood suits you?
A few questions will help you make your choice:
- Do you want to be able to live without a car? Choose between the Arenal, the port or the city center.
- Is sea view a must? Look at Portitxol, Granadella, Cumbre del Sol or higher up on Montgó.
- Are you looking for space and privacy? The Tosalet, Cap Martí and Adsubia offer large plots of land.
- Do you want to live here all year round? Pay attention to amenities that are within a short distance and the number of neighbors in the winter.
What to look out for per type of property
With a villa
Check whether all the buildings are legally permitted, what the maintenance costs of the pool and garden are, and how the access road runs. A building inspection is recommended for older villas.
With an apartment
Ask about the annual costs of the homeowners association and see if any major renovations are planned. The minutes of the last meetings also provide a lot of information.
With a new build
Check the bank guarantee for your down payments and the developer's permits. The Spanish notary explains on its website: Which checks are important when buying a home.
